The blueprint for ZLC’s modern approach didn’t start in a trendy design studio; it was solidified on a site visit in 2012. Jake had recently joined the family business when Uncle Tony brought him to meet a long-time client. Decades earlier, Tony had built this client’s matrimonial home. Now, standing in that very same house, the client was introducing them to his own grown child, who was ready to build their matrimonial home.
As they walked through the space, the older client pointed to the original craftsmanship and told Jake, "This is what your dad did for me. It stands the test of time." Seeing a home that had flawlessly survived the chaotic, demanding years of raising kids—and was now witnessing the next generation's milestones—was a profound realisation. It cemented the non-negotiable standard ZLC operates on today: practicality, longevity, and structural integrity must absolutely be aced first. Only when the foundational flow and safety are perfect do we improvise and "dress up" the space with stunning aesthetics.
The industry had become saturated with interior design firms selling superficial shells. Homeowners were placing immense trust in the hands of "yes-men" contractors who agreed to every visual request just to secure a deposit, deliberately ignoring technical realities.
When Jake first joined the industry, he was appalled by the lowly regarded standing of contractors, who were often treated merely as labourers executing flawed aesthetic designs. Refusing to accept this stigma, Jake pursued a Specialist Diploma in Interior Design at NAFA (Nanyang Academy of Fine Arts) to sharpen his design sensibilities, eventually combining it with his rigorous CBS (Chartered Building Surveyor) credentials. ZLC became the rare firm that deeply understood both the art of design and the unshakeable science of construction.
The turning point came when Jake realised that the deepest value of Uncle Tony's heritage craftsmanship wasn't just in what was built, but in what was anticipated. The true measure of a safe, future-proof "Forever Home" lay entirely in the unseen engineering—like installing hidden plywood backing behind bathroom tiles today, so an ageing parent can safely add a grab bar a decade from now without having to tear down the wall
By applying Universal Design principles, we ensured that every home we touched was flawlessly adapted for the chaotic energy of growing children today, while being entirely future-ready for elderly accessibility tomorrow.
The hardest part of this journey was educating a market trained to prioritise superficial aesthetics. When ZLC started insisting on rigorous "unseen engineering," many clients hesitated. We quickly realised we couldn't just be builders anymore; we had to step up as relentless educators. We learned that truly protecting families meant having the courage to deliver hard technical truths, even if it meant losing a bid. Through this friction, ZLC transformed into a specialised technical authority and a fierce advocate for the homeowner.
To permanently protect our clients and eliminate the chaotic miscommunication of typical renovations, ZLC formalised a fully documented, proprietary Intranet system. This rigorous, guided repository securely stores every floor plan, 3D rendering, material selection, and daily communication.
Unlike the industry standard of offering superficial quotes and saying "yes" to every request, this systemised repository acts as a mandatory protective filter. Backed by Jake’s RICS credentials, Uncle Tony’s heritage, and our consolidated expertise, we use this system to actively ringfence risks and identify structural pitfalls before they happen.
